Triangle methods are widely used in many industries, particularly in education, healthcare and sales.
In the property sector, there are 3 key points to selling a property that an estate agent is looking for. This has been used for many years and is still relevant today.
Motivation
The vendor has to be motivated to sell the property. A motivated seller will be cooperative with viewings, open minded to offers and solicitors. There has to be an important reason why they have decided to sell.
Price
If a property is overpriced, no matter how motivated the vendor is there may be little chance of it selling. However a motivated seller will consider reducing the asking price if advised to do so.
If the price is right, even if the seller isn't motivated, potential buyers are likely to find the property quickly and offers will be forthcoming.
For sale board
Putting a For Sale sign outside the property is basically free advertising for the property. It allows people to see that the home is for sale, drawing them to search for your Agency which they may not have looked for. It also helps buyers find the property for viewings and if they are doing a driveby.
The rule of thumb is having at least 2 of the 3 sides covered.
If all three sides are covered this is called a Hatrick and is a perfect instruction.
